Escrow & Beyond Once you’ve found the right property and your offer is accepted, the next phase begins, moving from contract to closing with precision and care. This is where experience matters most, and I’ll be by your side every step of the way.

After acceptance, we’ll schedule professional inspections to evaluate the home’s condition. I’ll coordinate with trusted inspectors to ensure every detail is reviewed from foundation and roofing to HVAC and beyond. Based on the findings, we’ll determine whether to move forward as-is or negotiate for repairs or credits.

​​​​​​​Appraisal & Lending Coordination

If you’re financing, your lender will order an appraisal to confirm the property’s value. I stay in close contact with the lender throughout this process to avoid delays and ensure everything moves forward on schedule. My job is to protect your investment and keep the process seamless.

​​​​​​​Title & Escrow

A title company or attorney will manage the escrow process and verify that the property’s title is clear. They’ll hold funds securely and prepare all necessary documentation to transfer ownership smoothly and legally.

​​​​​​​Association Requirements

If applicable, I’ll help you navigate HOA or community approvals—ensuring your application, interviews, and documentation are submitted promptly to avoid any closing delays.

​​​​​​​Insurance

Before closing, your lender will require proof of homeowner’s insurance. I can connect you with trusted agents who specialize in insuring high-value properties and can help you find the right policy with the right protection. This phase is detailed but it doesn’t need to feel overwhelming. With the right guidance, we’ll move through every step with clarity, ease, and confidence.
